Sadly, a nuclear explosion would almost certainly not be a single event should they be used in modern warfare. It is highly probable that multiple weapons would be used in the initial strike and multiple in retaliation. We have no idea how long fall out would last, but it could be months. I also wonder if people knowing about it kinda makes you a target. That house was secure to regular people, but maybe not to people with nothing to lose. Kinda want it to be a secret. Maybe that's why he is selling. Build another one in secret with twice the shelter supplies.
